Facility Management


In reality, many property owners spend much of their day work managing routine facility management and supervising maintenance tasks.

Our Facility Management service provides co-owners association building management services; supervision, administrative, financial, legal, internal regulations, general services, leasing, as well as procurement management for residential projects.

  • Administration: Coordinate with the municipality, ministry of finance, health & environmental authorities, water, Lebanese electricity, etc.

  • Accounting and Finance: The second largest headache for most co-owners association building is to collect and follow up on payments. Not forgetting the burden of the extra payments collection due to a certain accident. Thus Le Gardien helps you to establish a yearly provisional budget, to collect and to follow up on the collection of co-owners' financial obligations, Moreover:

    • General accounting work includes sending special report, detailed financial statements every six months (to…?)
    • Maintain full books of accounts of all receipts and expenditures of the premises, and present a yearly statement to the owners at the end of the term.
    • Produce bank reconciliation.
    • Prepare the payroll and NSSF for the building employees (concierge, supervisor if applicable, etc.)
    • Arranging for the payments of suppliers and subcontractors periodically: at the completion of the service, on a monthly basis, or in line with their contract terms.
    • A balance sheet is submitted to the general assembly for approval and discharge at the general assembly meeting. (Discharge?)

  • Legalities:
    • Study the internal status of the property and protect the interest of the owners.
    • Assist in sending legal warnings to any co-owner who is not complying with the by-laws of the property or not settling the financial obligations
    • Handle the general assemblies according to the law decree 88/83 in the presence of the company lawyer and in close coordination with the president and the committee members
    • Legalization of the minutes of meeting related to the general assemblies

  • Procurement:
    • Get best deal for the needed property common areas based on getting 3 quotations and without any added percentages.
